What a Landlord Is Responsible For

If you rent out a property, keeping it safe is your responsibility, and that includes the electrical installation and the smoke alarms. In South Australia the owner of a rental is responsible for installing and maintaining its smoke alarms. Electrical faults are rarely visible until something goes wrong, so a regular check costs far less than the problem it prevents.

What I Check

  • Switchboard: its condition, any sign of heat or damage, old rewireable fuses, and whether the circuits are labelled.
  • Safety Switches: that every circuit is protected by an RCD, and that each one trips when tested.
  • Smoke Alarms: their type, age, location and operation, against the rules for your property.
  • Power Points and Switches: anything cracked, loose, scorched or running hot.
  • Earthing: that the installation is properly earthed.
  • Visible Wiring and Fittings: anything damaged, worn or unsafe, inside and out.

A Hands-Off Job for You

If you are busy or interstate, I can contact your tenants or property manager, book a time that suits them, do the work and send you the paperwork afterwards. If I find something that needs fixing, I explain what it is and why it matters, and I check with you before doing anything extra.

Paperwork You Can Keep

Electrical work in South Australia has to be certified. For every relevant job I issue a Certificate of Compliance, the legal record that the work was done by a licensed contractor, tested, and meets AS/NZS 3000:2018, the Australian Wiring Rules. Keep it with your property records. It is what your insurer will ask for if something ever goes wrong.

Common Questions

The Things People Ask Me

How often should a rental have an electrical safety check?

Once a year, and whenever a tenancy changes over, is a sensible routine. Older homes are worth checking more often.

Can you work with my property manager?

Yes. I am happy to take instructions from your agent, arrange access through them and send the paperwork to both of you.

Do my tenants need to be home?

Not necessarily. If your property manager can arrange keys, I can work around the tenants. If they are home, I keep the disruption to a minimum and leave everything as I found it.
